Rawalpindi Ring Road – Overview

At last, the two-decade-old developmental project has now been given a go-ahead as Prime Minister Imran Khan inaugurated the project by laying its foundation stone at Thalian near Islamabad – Lahore Motorway M2. The project is said to be completed in two years.

Rawalpindi Ring Road (R3) project is the harbinger of prosperity, progress and development in the region as this project has kept the people like business tycoons, bureaucrats, politicians and real estate giants captivated for very long. This mega developmental project is a joint venture of the provincial government of Punjab and the federal government.

Rawalpindi Ring Road – Proposed Alignment

Proposed in the early ’90s, Rawalpindi Ring Road will be 300 ft wide with six lanes and service roads, moving and navigating on the outskirts of the twin cities of Rawalpindi and Islamabad, away from the urban population and settlements. Moreover, it links with eight different interchanges, namely, Rawat interchange, Adyala interchange, Chakri interchange, Radio Pakistan interchange, Islamabad International Airport interchange, Sangjani interchange, M2 Motorway interchange and Chakbeli interchange.

Proposed Rawalpindi Ring Road will begin from Rawat (G.T Road) via Murat to Sangjani will end up in Islamabad Zero Point. More than half of this project (50 Kilometers) from Rawat to Thalian interchange lies in the Rawalpindi region while the remaining part (approximately 16 Kilometers) lies in the Islamabad region.

The loop of Rawalpindi Ring Road (R3) that connects Islamabad back to Rawalpindi will also connect with Margalla Road, F sectors, Bara Kahu, Kohsar, Shah Allah Ditta, Kallar Sayedan and Siri Saral.

Moreover, Rawalpindi Ring Road (R3) will also be connected with China Pakistan Economic Corridor (CPEC) via Fatehjhang Road.

Rawalpindi Ring Road – Proposed Alignment

Hence, Rawalpindi Ring Road is said to be an economic corridor as it will amplify the economic growth and real estate activities across Pakistan. Not only this project will ease up the traffic congestion within the twin cities of Rawalpindi and Islamabad, but would also connect various regions and nearby areas of Rawalpindi – Islamabad directly with Islamabad – Lahore Motorway M2.

The major benefit from the development of this mega project would be reaped by the real estate industry as Rawalpindi Ring Road (R3) would boost up the investment potential of the areas and real estate projects that are situated in the vicinity of Rawalpindi Ring Road.

Rawalpindi Ring Road – Investment Opportunities

Blue World City Islamabad is one of those real estate projects that would now become the center of attraction of the local as well as overseas Pakistani investor community as Rawalpindi Ring Road lies adjacent to the main entrance of Blue World City, hence, the residents of this community will have an easy access Islamabad – Lahore Motorway, New Islamabad International Airport and the commercial hubs of Rawalpindi and Islamabad.

The future of Blue World City shines bright because of various reasons. Firstly, this project is owned and developed by Blue Group of Companies, a renowned and reputed name in the real estate industry of Pakistan. Secondly from a location point of view, the project enjoys a prime and ideal location near Chakri road while connecting with the CPEC route and now this real estate project comes within the alignment of Rawalpindi Ring Road. Lastly, Blue World City NOC was approved by Rawalpindi Development Authority (RDA) in December 2021, making the legal status of Pakistan’s first purpose-built tourist city satisfactory.

Hence, this housing scheme in Islamabad is currently the best investment opportunity in Islamabad for real estate investors in Pakistan because once the Rawalpindi Ring Road project is developed and completed, the value of the property and investment potential of this area would increase exponentially.

Conclusion

In short, the development of Rawalpindi Ring Road would have an immense impact on the real estate industry of Islamabad. The investment potential of the areas lying in the close vicinity of Rawalpindi Ring Road would be multifold once the Rawalpindi Ring Road project completes by the mid-end of the year 2023.
